Deals Follow as Fully Fitted Out Suites Become Available at Grade A Office Development

COMMERCIAL property investor Castleforge Partners has announced four new tenants at refurbished premises in Glasgow.

The deals for suites at 58 Waterloo Street, Glasgow come in quick succession to the recent upgrade of the first and second floors to provide fully fitted offices, ready for immediate occupation.

A leading finance provider, White Oak UK, has taken the sixth floor, extending to 3,827 square feet, whilst global insurance firm, Allianz, has also secured similar space on the seventh floor.

The third occupier to re-locate to the Grade A office accommodation is private client investment management firm, Charles Stanley who have acquired over 1000 square feet of office space on the first floor.

Charles Stanley is the first tenant to benefit from one of the fully fitted-out suites, including a modern kitchen and breakout area, a high standard boardroom with IT equipment, as well as desks, chairs and feature plants.

The fourth tenant capitalising on the flexible space at 58 Waterloo Street is IT consultancy, Betasoft, taking the full eighth floor at 1530 square feet.

Rachael Pittaway, from landlord Castleforge Partners, said: “We’re thrilled to welcome new tenants at 58 Waterloo Street. We understand that the market is consistently changing, and that’s why we’ve been pro-active in creating space that can service a diverse range of tenants immediately.

“We wanted to go the extra mile for prospective occupiers and remove the costs and challenges often associated with fit-out works, so we designed and delivered a number of suites that tenants can walk straight into. Castleforge Partners is committed to providing flexible lease terms, and we’ve introduced a ‘flex space’ concept which, in short, offers traditional lease terms but with the benefit of serviced office space at no additional costs.”

Since its extensive £5.5 million refurbishment, nine tenants have taken occupancy within 58 Waterloo Street including Hoare Lea, Cornerstone Asset Management, Racon Management Services, Swan Group and MS Amlin.

Situated centrally close to Glasgow Central Station and Junction 19 of the M8 Motorway, the building also includes seven secure car park spaces, cycle racks, two ten-person passenger lifts, a striking feature entrance and unique changing/locker rooms with showers and full body dryers. Tenants also have access to a golf simulator and bar area in the basement area for client and staff entertainment.

Alex Mackay, of Knight Frank, said: “58 Waterloo Street has helped address the shortage of available Grade A office space that Glasgow has experienced over the past few years. The recent refurbishment of the fitted-out suites is a testament to Castleforge’s continued investment in the building and with good levels of occupier interest, we are confident that we’ll soon have a fully-let building.”
