Property company secures hat-trick of lets at £14m development

A PROPERTY company has secured three new lettings at a new build scheme in a major industrial estate.

Frasers Property has secured the three lettings at the biggest speculative new build scheme at Hillington Park – Scotland’s largest industrial estate – in over 25 years.

The new lets span a total gross floor area of 18,820 sq ft and, following the arrival of Kayfoam earlier this year, bring the occupancy of the modern West 100 & 200 scheme to over 33% in less than five months following its completion.

The £14m West 100 & 200 development brought 132,774 sq ft of modern industrial and logistics accommodation to the market when it was completed in March of this year.

Derek Aitken of Hillington Park says the estate is “delighted to welcome Headlam and Golf Principles”.

Headlam, one of Europe’s leading floorcoverings distributors, is relocating to an 8,598 sq ft unit at Unit 209 which will be its new showroom and distribution hub as it joins the large and vibrant construction products & services sector at Hillington Park.

Already located on the estate, J&E Hall, one of the world’s foremost refrigeration solution providers, will expand its current presence into Unit 208, a 5,111 sq ft facility where its R&D team will be designing and testing new systems.

Golf Principles, a successful custom fitted golf equipment supplier, will expand into Scotland for the first time.

It will be located in Unit 202 and the unit is expected to be a destination for golfers looking to improve their game through specialist advice, testing and fitting.

Derek Aitken, Senior Asset Manager at Hillington Park, commented: “We’re delighted to welcome Headlam and Golf Principles to Hillington Park, and to assist the future development of J&E Hall’s business.

“Our construction products & services and engineering clusters will be further enhanced by their arrivals and expansions.”

“The strategic decision by Frasers Property to invest £14m in a speculative development to meet demand for modern industrial and logistics space in the Greater Glasgow market is already showing success in a short period of time.

“West 100 & 200, located on the former Rolls Royce factory site, was completed in March 2022 and is attracting interest from the manufacturing, construction services and logistics sectors, all of which are already prominent at Hillington Park.

“We have two more units under offer and with proposals in the pipeline, we are confident that the majority of the development will be let out by the year-end.”

Each unit on the West 100 & 200 scheme has a large secure yard, office accommodation and a sustainable energy efficient BREEAM ‘Very Good’ accreditation.

Current occupiers operate in a wide range of sectors including transport & last mile logistics, automotive, construction services, manufacturing, engineering, trade counter, technology, and the health sector.
