House-hunters seemingly offered chance to snap up entire farmstead for just £1

HOUSE-HUNTERS have seemingly been offered the chance to snap up an entire farmstead for the bargain price of just £1.

The vacant property features a bungalow and several steel-framed barns on 1.3 acres of land near Bratton Fleming, Devon, and was listed for sale on property website Rightmove yesterday.

The farmstead appears to be being sold off as just one portion of the current owner’s land, and is open to offers until 23 November.

Whilst no interior photos of the bungalow or barns exist, the exterior pictures show a rather sorry state, with the buildings cordoned off and looking run-down.

Overgrown grass surrounds the bungalow and barns, the latter of which look rusty and dilapidated, whilst the property’s unenviable energy rating sits at 11 out of 100, meaning higher running costs.

Unfortunately, the £1 price tag appears to only be a placeholder, with the advert detailing that whilst no guide price is available, all offers should be submitted by 12 noon on the closing date.

Listing agents South West Norse also make mention that the property is freehold for sale by the rather unclear term of “informal tender”.

South West Norse’s full listing reads: “The site is a former farmstead comprising a redundant bungalow and series of steel framed barns.

“The site now offers an opportunity for residential development subject to obtaining the necessary planning permission.

“The site is shown edged red on the plan and is approximately 0.53 ha (1.32 acres).

“The site will be sold freehold with vacant possession on completion. The sale shall be subject to a reserved right of way to the sellers retained land across the site.

“The property is offered for sale by informal tender with interested parties invited to submit conditional and/ or unconditional offers for the site using the Form of Offer and procedure detailed in the Property Information Pack.

“Interested parties should note that no price guide is available. The sale shall be subject to a reserved right of way to the sellers retained land across the site.

“It will be a condition of sale that the purchaser constructs an estate road to an adoptable standard 1 meter onto the vendor’s retained land at the specified point.”

One house-hunter spotted the property yesterday and shared it to social media with the caption: “Cheapest house you’ll ever find.”

The post has since received dozens of likes and comments from bewildered users who were quick to crack jokes about the price tag.

One quipped: “Oh come on. Got to be worth a fiver, hasn’t it?”

Another said: “What does ‘informal tender’ mean in ‘freehold by informal tender’? Does it mean a handshake or [something]?”

A third joked: “Not worth it to have to live in Barnstaple”

Another said: “Times are hard, shall we go halves?”

A fifth replied: “How is that not false advertising?”
